Thrive Living, the Los Angeles-based arm of Magnum Real Estate Group, has embarked on a groundbreaking project in Baldwin Hills. Spearheaded by developer Ben Shaoul, this ambitious development marks the first time a Costco Wholesale store will be integrated with residential apartments in the United States.

The construction at 5035 West Coliseum Street began recently, transforming the once-vacant site of the former View Park Community Hospital. Covering an expansive 5-acre plot, this mixed-use development promises to redefine urban living by integrating lifestyle convenience with residential comfort.

Under Ben Shaoul’s leadership, Thrive Living aims to address housing needs with innovative solutions. The project includes 800 residential units, 184 of which are designated as affordable for low-income families. This aspect particularly distinguishes Thrive Living from other developers, as it privately funds its projects without relying on government subsidies, such as low-income housing tax credits.

The design, crafted by the Orange-based firm AO, features prefabricated modular units. This method allows the building components to be constructed off-site and then assembled at the location, streamlining the construction process. The six-story building will boast a Costco on the ground floor, with residential spaces above, including amenities like courtyards, a rooftop pool, and community gardens.

Ben Shaoul’s approach prioritizes community integration, offering facilities like basketball courts, a playground, and outdoor spaces for movie nights and classes. This development not only caters to residents’ needs but also enhances the neighborhood’s vibrancy.

With completion projected for early 2027, the Baldwin Hills project reflects Ben Shaoul’s commitment to innovative urban development. This endeavor could potentially set a new standard for mixed-use projects across the country.
